If you live in Palmer Ranch, you have driven past the "SSQ 2026" signage on Tamiami Trail enough times to stop reading it. The mall came down, Costco stayed put, and the fence line has done a slow shuffle for the better part of a year. It is fair to wonder whether anything is actually happening behind the construction wall.
Something is. And the shape of it, now that a full tenant sheet and a revised opening date are on the record, changes the everyday map for 34238 more than any single project in the last decade.
What's actually signed for Phase 1
The confirmed lineup for the first phase of the redevelopment is no longer a rumor list. Confirmed tenants as of the time of writing include Whole Foods Market, HomeSense, Chipotle Mexican Grill, CAVA, Warby Parker, Joe and The Juice, and Charles Schwab.

The Whole Foods number is the one to sit with. Whole Foods has signed a lease at the Sarasota Square redevelopment at the corner of US-41 and Beneva Road, making it the first Whole Foods location serving the South Sarasota and Palmer Ranch area, and the store is expected to anchor the first phase, occupying approximately 35,828 square feet. For most Palmer Ranch neighborhoods, the closest Whole Foods today is the one up at University Town Center, which is a 20-minute drive that turns into 35 during season. That trip is about to be replaced by a five-minute one off Beneva.
The rest of the roster reads like it was designed by someone with a very specific customer in mind. HomeSense sits under the same TJX umbrella as HomeGoods and Marshalls, and its Sarasota debut is landing here rather than in Lakewood Ranch. Schwab does not open branches speculatively. The fast-casual trio is the standard signal that a developer expects lunch traffic from nearby office and medical tenants, which brings us to the piece most residents have missed.

By May 2026, developers announced the project was already 88% pre-leased, Warby Parker had signed alongside previously announced tenants, and Jamestown officially launched leasing and marketing efforts for Phase 2.
Jamestown is the name worth flagging. Torburn Partners, a privately held commercial real estate firm based in Northbrook, Illinois, is the developer, and Jamestown, known for projects including Chelsea Market and Ponce City Market, has been brought in to handle leasing, placemaking, and operations. Those are two of the most-studied adaptive-reuse retail properties in the country. Bringing Jamestown into a Sarasota project is a stronger signal about the intended finish level than any rendering the developer could release.
Why the Costco reshuffle is the tell
The Costco most Palmer Ranch households already use every other Saturday is not going anywhere. It is, however, sitting inside a construction zone. Costco purchased its property in March for $10.5 million from an LLC that corresponds to Torburn Partners, and amid the mall's demolition, Costco has undergone some changes related to its entrance and parking lot.
The practical read: expect the Costco entry pattern to keep shifting for the next 18 months. If you have a favored parking corner, it may already be gone. The longer-term read is more interesting. Costco owns its dirt now. The apartments, the Whole Foods, and the fast-casual cluster are being built around a warehouse-club anchor that has committed to staying. That is a different kind of neighbor than a JCPenney was.
The apartment number nobody is talking about
The Sarasota Square redevelopment is expected to include approximately 530,000 square feet of retail, dining, and commercial space, approximately 1,200 luxury residential units, and open-air gathering spaces designed as a mixed-use town center destination.
Twelve hundred apartments on 96 acres, walking distance from Palmer Ranch's northern edge, is a meaningful shift in the residential mix along the US-41 corridor. The first building is already financed. Woodfield Development secured construction financing from PNC Bank for Sarasota Square Apartments, marking a major milestone for the residential phase, with groundbreaking expected in the coming weeks, 355 luxury rental residences in five- and six-story buildings, first occupancy projected for Q1 2028, and full completion expected by Q4 2028.
For current homeowners in Palmer Ranch, the honest interpretation is straightforward. A concentrated block of rental supply just north of the community, delivered alongside a grocery anchor and a lifestyle center, tends to raise the pedestrian intensity of everything in a two-mile radius. That is not a value judgment. It is a change in what "quick trip to the corner" will mean by 2028.
The Legacy Trail change most residents haven't noticed yet
While Sarasota Square dominates the visible construction, a quieter project opened this spring that will change how the trail feels on weekend mornings. The ribbon cutting was held at the Pompano Trailhead at 601 S. Pompano Ave., just south of the Sarasota County Fairgrounds, and the parallel trail runs between Shade Avenue and Beneva Road.
The county has been widening the busiest sections of the Legacy Trail by splitting them into parallel lanes. Phase 1 is part of a 4.18-mile widening project financed by $400,000 in grants, $497,000 in grant-matching money, $117,000 in impact fee revenue and $320,000 in private donations. That is a small project on a public-works balance sheet. On a Saturday at 8:30 a.m., when a group of road cyclists is trying to pass a family with a stroller and two loose leashes, it is the difference between a pleasant morning and a near-miss.
For orientation from inside Palmer Ranch, the reference points that matter are:
- Culverhouse Nature Park, 7301 McIntosh Road. The primary in-community trailhead. Parking, restrooms, community garden, and the 82-acre park itself.
- 7905 McIntosh Road. Parking-only access a short drive up the same road when Culverhouse fills.
- Ashton Trailhead, 4031 Ashton Road. The northern option, closest to Turtle Rock, Prestancia, and the Hamptons.
- Pompano Trailhead, 601 S. Pompano Ave. Where the new bifurcated section begins, worth a drive up if you want to see how the widened design actually rides.
What actually changes between now and Phase 1
If you own in Palmer Ranch and you are trying to figure out what to do with this information, the honest answer is that most of it is a background process. But a few specifics are worth holding onto:
- The UTC Whole Foods run is a temporary habit. Plan around it, do not build a permanent routine on it.
- Costco access patterns will keep shifting through 2027. If you rely on a specific entrance, expect to relearn it once or twice.
- The rental supply story is real, and it is coming online in 2028, not next spring. That is enough runway to think through refinance and resale timing without rushing.
- The bifurcated Legacy Trail sections are open now. If you have not ridden north of the fairgrounds since April, the trail is not what you remember.
None of this requires a decision this month. What it requires is an accurate mental map. The version of South Sarasota that existed when most current Palmer Ranch owners bought in, whether that was 2014 or 2022, is being rebuilt around them at a scale the area has not seen since the original mall opened in 1977.
